Summary - Works with various internal customers to produce detailed project schedules and related reports.  Works directly with management to ensure an accurate flow of information as it related to projects schedules.   

Essential Functions

  • Review and understand Contract requirements for Baseline Schedule and establishes criteria for schedule development (schedule detail, work breakdown structure (WBS), etc.)
  • Develops and updates summary level as well as detailed schedules.
  • Develops lists of design, procurement, construction and post construction activities based on review of design documents, and discussions with owners, design consultants and contractors.
  • Identifies major milestones, critical approvals and long lead procurement items.
  • Determines reasonable schedule logic and constraints based on discussion with task owners and/or teams.
  • Develops realistic activity durations based on production rates and available manpower based on discussion with task owners and/or teams.
  • Assigns resources (cost, labor or material) to activities and develops cash flow reports and resource histograms.
  • Evaluates critical and near critical path activity sequences.
  • Assesses actual progress based on weekly production meetings.
  • Identifies schedule changes and trends.
  • Suggests corrective actions and/or develops recovery plans when delays are anticipated or occur.
  • Assists with time and cost delay claims.
  • Develop pre-award proposal/bid schedules
  • Assist Project Manager in development of master project and subcontractor schedules
  • Assist Project Manager in updating schedules
  • Perform schedule analysis for change orders and claims
  • Assist in claims preparation and analysis
  • Develop and implement scheduling procedures
  • Prepare 'as built' schedules

High school diploma or equivalent.  Bachelor's Degree in Engineering or Construction Management is preferred.     

Work Experience

Requires at least two (2) years of scheduling experience in building construction.

Specialized Knowledge

As outlined in the Core Competencies, an individual must have thorough knowledge and an advanced understanding of each competency outlined above in order to carry out the essential functions of this position. 

Software & Technology

Proficiency in Primavera Project Planner  (P6 or newer) is preferred. 

Work Environment

Position requires as many hours needed to fulfill the daily and weekly obligations required to carry out the functions.  Working long days including evenings and weekends can be required for this position.  Position may require out of state air/road travel as needed and required.  A clean driving record will be required due to required road travel.  Current and valid driver's license and proof of acceptable insurance is required.  This position is generally indoors in a climate controlled office.  Travel time is frequent.
